How the Repo Rate Affects Your EMI

The transmission chain

The Monetary Policy Committee sets the policy repo rate. A change influences money-market conditions and benchmark-linked lending rates. The customer's rate depends on the loan contract: benchmark plus a lender-specific spread. This is why a one-percentage-point repo move does not guarantee the same immediate move in every retail loan.

External benchmark versus MCLR

Many newer floating retail loans are linked to an external benchmark, often the repo rate, and reset according to the contract. Older loans may be linked to MCLR, base rate or another system. The reset frequency and spread determine when the customer sees a change.

EMI or tenure?

When the interest rate rises, a lender may increase the EMI, extend the tenure or use a combination. Keeping the EMI unchanged can make the tenure—and total interest—grow considerably. A borrower should request an updated amortisation schedule rather than focusing only on the next monthly debit.

Illustrative example

On a ₹40 lakh loan with 20 years remaining, even a modest rate change can alter total interest substantially because the rate applies across many future instalments. The exact change depends on the outstanding principal and remaining months, not the original sanctioned amount.

Borrower checklist

Find the benchmark and current spread in the sanction letter, note the next reset date, compare the new amortisation schedule, check whether part-prepayment is permitted and assess any refinancing fee. A lower advertised rate is not automatically cheaper after processing, legal and switching costs.
